How to Inspect a Los Angeles Canyon Home

Living in our majestic canyons is one of the best ways to celebrate our great city. Whether you are considering buying a house in Laurel Canyon or anywhere else in the Hollywood Hills, or in Benedict Canyon, or in Topanga Canyon, below are 4 tips you simply must follow when buying your Los Angeles Canyon dream home. [Hint: # 4 is really important]!

We all know hills can slip. In reality, it's not that common, yet buyers are correct to have it on their radar. So how can you protect yourself? During my escrows on all canyon homes I recommend bringing in a geological expert. They will walk the property and check all city records for signs and history of soils movement. A trained geological eye can easily spot problems. All of the canyon homes I've sold are risk free and have had no issues. Only one or two had issues and I advised the buyer not to buy. Your geo inspector is also your trusted advisor and can be relied on to help.

A foundation check will show signs of slippage and movement if there is any. Most geological inspectors evaluate foundations free of charge as part of their geo inspection, but you can always have a separate foundation inspection done as well. These professionals will recommend improvements to the foundation should any be needed.

Hillside retaining walls, which can be along the back and sides of a house, should be checked as well to be sure they are adequately doing their job. What is their job? Keeping the hillside away from the house! Again, the geological inspection usually includes a retaining wall check. Once the hills, the foundation and the retaining walls get a green light, you can proceed to inspecting the house just like any other in town.

And do select a Los Angeles real estate agent who not only knows how to help you vet hillside properties, he or she should also have a portfolio filled with geological and foundation inspector contacts. They should also know the unique features of all of our canyons. Between Silver Lake and Malibu, there are many canyon neighborhoods, each with its own quirks and price points, schools and parks, traffic patterns and sweet spots. Each has put its own imprint on our great city. So learn about which one is right for you by hiring a qualified buyers' agent who is an expert in Canyon Living.
