My approach to selling homes for my clients can be summed up in 3 simple, yet powerful words...love your listing. I want you to love your listing. Why? Because I know that when a home seller loves their listing, there's a great chance potential home buyers will too!
Everything I do in my approach to selling homes revolves around getting as many potential home buyers as possible to fall in love with your home, the same way you did.
I'd like you to to know a little bit about what drives my passion and enthusiasm for helping people sell and buy homes. My Dad was a real estate broker back in the day before the large franchises were around. He had one partner and from what I could see my Dad did everything, from making the coffee for that first client meeting to signing closing documents. I remember most of all his taking client calls in the middle of dinner, almost every night; I remember his going out to show houses in the evenings after dinner. I remember his stories of helping people and the day to day travails of selling real estate. While my one brother became a general contractor and my other brother became the Treasurer for various real estate investment trusts, I became my Father.
Except I first became a lawyer. That work taught me to always protect my clients. That's why someone hires a lawyer, after all. To plan ahead for them, to ward off the dragons before they swoop down. And when they do swoop down, to fight valiantly on behalf of the client! That's my job. Only now I fight to protect my real estate buyers and sellers.
I take great pride in delivering a high level of service to my clients, that not only meets their expectations but exceeds their expectations. I won't just tell you what you want to hear. I will tell you the truth, plain and simple. That's my nature. But don't just take my word for it, see what a few of my seller clients have to say in their own words:
"Eileen represented me in both a purchase and a sale in the Hollywood Hills. She is incredibly attentive, experienced and resourceful and handled both of my deals with style and smarts. She is clever yet personable, strategic yet warm-hearted. Working with Eileen is like having your own personal SWAT Team, dressed in sheep's clothing. I would use her services again and again and have since recommended her to my friends. Thank you Eileen!!"
"Eileen helped me sell my West Hollywood condo. She was awesome! Everything happened exactly like she predicted it would. Eileen said we would get just under $800k, and we did. She said we would be in escrow in 12 days and we were in escrow in 11 days. It was unbelievable. I would use Eileen again in a heartbeat and would recommend her to anyone as their realtor."
This is our goal. And getting you into escrow and keeping you there successfully until the close. It all starts with the contract price.
I know how important it is for you to get the best price possible. Those dollars translate into your new dreams, help you put your kids through college, translate to the down payment on your new home, become a nest egg for retirement. It's not dollars we are fighting for. It's yours and your family's future. Toward that end, my goal is to bring as many qualified buyers as I can to your home so they can fall in love with it, just they way you did.
Negotiation is my stock in trade. A lawyer's job is to be a great negotiator. A Realtor's job is to be a great negotiator. I can tell you that I am a very successful negotiator, having spent my entire professional career negotiating on behalf of my clients. I once spent over an hour in a souk in Istanbul, Turkey negotiating over a $1.00 difference in the price of a silver bracelet. Guess who won that negotiation? If I would spent that much time over $1.00, imagine how much care I would give to your $10,000 or $20,000? And I know how to do so without "fanning the flames" of conflict or creating drama.
I also know how important proper disclosures are to the sale as well as to your future. Real estate has become litigious. My goal is to ensure you disclose what you must in the most effective way possible and to keep the "to-do" list moving so you can make it to the close of escrow, in as stress-free a way as possible, until your goals are met. Your goal is my goal. And I take that job very seriously indeed.
But how did we get to this point? Let's take a look at my marketing strategy:
I will help you plan any preparatory work that your home requires prior to presenting it to the market. Typically this might include any or all of the following:
* Home Repairs
* Moving and Storage
* Window Cleaning
* House Cleaning
* Professional Staging (see below)
The scope of work is different for each property and each budget. I will guide and assist you in creating a work plan so you can hire experienced professionals to complete the work you decide to do.
Each home I market is given a thorough walk-through with staging in mind. "Staging" means presenting your home in the best possible light, by assessing and adjusting (if needed) furniture placement, wall colors, and even landscaping. Sometimes, the way we live in a home is different than they way it should be presented to potential buyers.
For every property that I market, I pay to have a professional stager come to your home and offer his or her insight for improving the presentation of your home to the market. Staging will help you develop a plan for de-cluttering, removing, adding or rearranging furniture, making some landscaping adjustments, and so on.There is never an obligation to change anything or pay to stage it. Many times we've been able to greatly improve the appearance of the home with simple minor adjustments.
Some of the benefits of staging are:
* Faster sales time
* Higher sales price
* Professional image--staged homes look better in advertising
* Attract a broader range of buyers
* Buyers view staged homes as well-cared for properties
* Home Inspectors view staged homes a well-cared for properties
* Appraisers are more likely to appraise staged homes at full value
Many of our listings are vacant properties. It is proven that vacant properties normally stay on the market longer than properties that are either lived in or are staged. An alternative to having the property actually staged with furniture is to do "virtual staging" or "digital staging." What a brilliant idea! We can provide this service to help "warm up" your property to make it feel a little less sterile. Staging helps potential buyers envision how they can live in and use the home. Check out these photos below and you will see what I mean.
My marketing plan for selling homes is proactive, aggressive, and above all, results-driven. I have on retainer the best marketing consultants in the business. They provide me with their proprietary and cutting-edge internet and website technology,and sales strategies, that translate into dollars in your pocket. Only a handful of highly proficient Realtors across the country are counted among their clients. We consult on a regular and recurring basis on the daily operation of my business.
I don't just place a sign in the yard, put your home on the MLS and hope for the best. I'm here to make home buyers fall in love with your home and it all starts with that first impression.
Did you know that 96% of home buyers start their search online and swipe through thousands of photos to find the "one." Unfortunately, that can make it harder for buyers to distinguish one listing from another. When you only have a split second to capture a buyer's attention, and have your listing stand out from the rest, the photos have to stop them in their tracks. We've partnered with the photographers that know how to do just that.
Professional photography, with a creative eye for each listing, is our standard, using the best equipment with photos taken at the best time of day.
I make sure that your listing not only looks great online with professional photos and video, but I also pay Zillow, the #1 home search site on the internet, thousands of dollars each year to make sure your home photos, and listing, get exponentially more views than your competition.
EVERY HOME HAS ITS OWN UNIQUE STORY
Your home is special, so the way it's presented should reflect that. You don't just have a "3BD, 2.5BA." You have a "gorgeous living space with a light-filled open floor plan." Your home has a "beautiful white-on-white chef's kitchen." Every home has a unique story and I offer your home a unique voice that will stand out, while beautifully showcasing the features buyers want to see. If buyers read these types of narratives about your home, they will fall in love with it before even visiting in person. I will make sure they know what makes your home so special. See below:
"This home's clean lines and open floor plan provide an expansive interior, while the European-like side street (the best in Beverly Hills Post Office) and wonderfully landscaped hillside behind the home offer a quiet, private repose. If you like serenity enveloped in spaciousness, this home is for you."
The average Realtor waits until a home is listed on the MLS to start marketing and just waits for buyers to come to them. Not me. Before your home is even published on the MLS, I'll launch a marketing campaign to get potential buyers and buyer agents excited about your home. My typical pre-listing marketing campaign gets 100's of potential homebuyers interested in learning more about your home and includes outbound sales calls by my team to surrounding owners and residents introducing your home to them and generating buyer interest.
My website earns the attention of today's modern, mobile responsive buyers. It's a proven fact that consumers distrust ugly and boring websites. Your home deserves to be showcased in all its glory! My website is user-friendly, beautiful, and captures 100's of leads each month. I will make your listing the STAR of my website and my blog. One of the biggest reasons we're able to tell your property story is because we can control the presentation of it on our website.
The MLS, listing portals and most broker sites all pretty much follow the same standard formatting. We're not given the freedom to change too much on sites we don't control. On our website, the shackles have been released and we're free to showcase your home the way we envision it.
Once a potential buyer looks at your listing on my website or my social media platforms, I then launch a customized web retargeting campaign so the buyer will continue to see your home when they visit other websites.
We design the perfect email campaign to showcase your home's story and email our entire database, including our exclusive buyer list, with all the details of your listing. We also email over 10,000 local agents so they are immediately aware that your home is now available. In addition, phone calls are made to the surrounding owners and residents introducing them to your listing and generating buyer interest.
My digital marketing is a huge difference maker that sets me apart from the average Realtor. Facebook has become a marketing powerhouse. I will create a custom Facebook marketing campaign for your property that reaches 1,000's of potential buyers. Bottom line, I know how to turn "LIKES" into LEADS.
While I realize that homebuyers don't visit Facebook to search for property, I also know that many homebuyers are on Facebook on a consistent basis. This extra exposure equals extra buyer prospects seeing your property. Extra buyer prospects can many times lead to more than one offer.
I generate anticipation about your upcoming listing by providing an exclusive "first look" at your home on all our social media outlets with a "coming soon" campaign. Once your home is actively listed for sale, I engage another series of social promotion with a "just listed" campaign. And using my eye-catching professional photographs we follow the same process when we hold your home open for potential buyers, if there is a price change, or for any important status updates about your home.
In the example Facebook ad below, you'll see it reached 10,000 people:

Two recent studies showed that 30-50% of buyers who requested information on a home never received a response from an agent. And I can tell you from personal experience that is true! Of those who did receive a response, it took 2-3 days to receive it.
In today's world, people want a response immediately or they move on to something else.
The most motivated buyers are eagerly searching at all hours of the day and night for the latest properties to hit the market. The buyers that are willing to provide their phone numbers to get more information on the home are by far the ones most ready to purchase.
The problem is that if they don't get a response (not an automated reply, but a real person that answers their questions) within a few minutes, they are on to the next property, completely dismissing yours. Buyers don't care if they are requesting the information at 3 pm or 3 am. They want the information quickly or they don't want it all.
Listing your property with Eileen Walsh will give your listing the attention it deserves. The buyer will get a response the way buyers want a response - quickly and via text and email using our sophisticated SMS and email messaging system, including live representatives personally responding to their inquiries. If they want to talk on the phone after getting some information via text and email, that is how your potential buyer will be responded to, all WITHIN 5 MINUTES! You'll never have to worry about a missed opportunity. We make sure no lead falls through the cracks.
Strategically planned based on your property type, location and style, my open houses are a favorite for both our sellers and the guests.
With every open house, I aim to create a buzz and energy that will generate a sense of excitement and potential fear of loss if buyers dont act on their interest in your listing. This is successfully executed through effective marketing and providing all guests with a great experience.
Confidentiality is extremely important to me because I work with many celebrities and entertainment industry professionals, and confidentiality is important to them. For that reason, many of my highest sales can't be found on the internet and are not on any lists or disclosures of any kind that the public can access. For the utmost discretion, I always recommend placing your home in a living trust with a trust name which does not disclose your identity at all. And I will treat your home sale with the utmost confidentiality.
